Red Skye Lofts is the newest apartment building in Redwood Falls, comprised of 46 units including a mix of unique 1,2- and 3-bedroom apartments. The redeveloped property includes spacious units all equipped with stainless steel appliances, central heating and cooling, in unit laundry, keyless entry, and ample storage. Red Skye Lofts offers tenants plenty of on-site amenities such as a tenant fitness room, community game room, secure tenant access, private mailroom, elevators for easy access to all units, and greenspace for pets. But how did this former hospital get such a makeover?
Repurposing the Property
"The first look at the property developers took was actually during COVID," Cate DeBates, 10,000 Lakes Enterprises CSO and Broker remembers, "Keith Muetzel called our team and asked if we could come and take a look at the city-owned hospital as a potential project site. We walked the halls of the building and started thinking about ways to convert the space."
10,000 Lakes Enterprises is based out of Mankato, MN. Their team of management and commercial real estate professionals has gotten a reputation for southern Minnesota commercial development, specializing in repurposing vacant or blighted properties. Their reach spans from Red Wing down to Albert Lea, stretching west to Marshall and Redwood Falls. Their three companies include Plaid Hat Management, NAI North Star and Compass North Development. They work to engage with local city administration to move projects forward and fill needs within the market.
Moving Ahead from Phase One
"Phase one of Red Sky Lofts was to open modern, market-rate apartments to assist with drawing new talent to the region for employers and offer a unique living space with additional amenities like a common gathering space and fitness center," DeBates says, "Now our brokerage office will start planning for potential commercial or office users for the former lobby area of the hospital. We can customize spaces to fit almost any business need."
Red Skye Lofts Hires Local
Redwood Falls lifelong resident, Amber Kleinhuizen, is Red Skye Loft's Resident Manager. She recently joined the Plaid Hat Management team to assist with leasing the units and being a local contact for residents. "Having Amber has been a game changer," said Emily Hentges, Property Manager. "We always want to hire someone with local ties and a strong sense of community who knows what our tenants are looking for when searching for an apartment."
Open House
An open house was held on May 23rd, with more than 100 people in attendance. Former hospital staff walked the halls and got to see the reuse of the spaces first-hand, Chamber members, city and county officials also visited and congratulated developers on the project.
