Development at Reflection Prairie is underway, and the community is looking forward to seeing its progress. One of the most common questions we hear from people is, “When can I build a house in the Reflection Prairie development?” Read on for an overview of some important dates and an estimate of when you could start building your new home in Redwood Falls.
Development Plans and Timeline for Reflection Prairie
As you may know, Reflection Prairie is a new housing development in Redwood Falls. It is coming along nicely, and it won’t be long until community members can call it home.
Currently, we have the following timelines for continued development. However, it’s important to note that these dates are entirely dependent on the weather, which can be unpredictable at times.
By November of 2022, water and sewer were completely installed. The storm water system is at about 90% completion at this as well. It will likely stay at this level until the pond and road construction start in the spring of 2023.
Once spring road restrictions end, usually about mid-May, earthwork will start along with the creation of stormwater ponds. Earthwork will continue to happen in spring and summer of 2023, while road base construction is predicted to last from May through September this year.
Concrete curbs, gutters, catch basins, and turf work will begin sometime in late summer. We plan to have base bituminous layer in place before the end of November.
In short, we hope to have utility work, site and pond grading, concrete work, turf placement, and placement of bituminous base all completed by the end of November 2023. Again, this is highly dependent on the weather we experience this year in Minnesota.
House Purchase Agreements
If you have a purchase agreement for a single-family lot, the good news is that you should be able to start building your dream home once the curb and gutter is installed.
If you’re planning to buy a lot, take note that you’ll have one year from the closing date to obtain a building permit. After the building permit, you’ll have another full year to finish the construction of your new home and secure your certificate of occupancy.
Restrictive Covenant Information
Part of purchasing a lot means understanding any restrictive covenants attached to it. At Reflection Prairie, the lots must be used for single-family residences that are stick-built, precut, modular, or panelized construction. Each home needs to be at least 1,400 square feet, not including your garage, porch, or patio.
